Pending on what service your landlord has will determine how much involvement we have with you on a day to day basis. Fully managed properties we will get fully acquainted throughout your tenancy however introduction only you will deal directly with your landlord.



A trading standards approved Guild Associate will be present at all viewings of our properties to let. This ensures you receive all the relevant information on your potential new home prior to agreeing any tenancy.



Every tenant over the age of 18 will be required to complete our referencing process, details such as employment status, credit history and previous landlord references, are thoroughly checked before you are able to move into your new home.



Anthony Lettings will manage and prepare the appropriate legal contracts between you and your landlord. These can be individually tailored for specific requirements and conditions. Once you are happy with the document we will send out the contract to be signed electronically which is a quick, efficient, and safe way of signing a legal contract.



Before the start of your tenancy we take a detailed inventory of the property in both written and photographic form, which you will need to check and sign. The inventory is then used as a reference when you move out to assess any work required to return the property to its original condition.



Deposits are legally required to be held in a government registered scheme. At Anthony Lettings we are members of My deposits where all of our tenancy deposits are held. We require a month and a half’s rent upfront to ensure any potential damage to the property is covered. If there are pets or other special circumstances we may request extra security.



Most agencies leave the transfer of utilities and council tax to the tenants or landlord, but not Anthony Lettings. It’s all part of our comprehensive management service. We leave nothing to chance, logging all utility readings before transferring council tax and utility accounts into your name.



We perform regular inspections of all of our managed properties to ensure they are being maintained correctly, to check for any work that may need doing and to ensure that you aren’t experiencing any issues. We carry out bi-annual inspections but for longer-term tenants with a perfect track record in a property we can arrange to carry out these inspections less frequently if all parties are in agreement.
